The condominium
management (administração de condomínios) is the person who collects payments
like rent etc. from the tenants. If a resident happens to utilize some
facilities like key replacement the amount to be paid for such replacements are
also collected by the condo manager. If there exist any problems like
non-payment of monthly rent or delayed payment, these concerns will also be
handled by the condominium and property management (gestão de condomínios e
imóveis).
After
the end of the financial year the condo property manager will work in
collaboration with the building auditor and develop financial records. This
helps to provide the necessary transparency between themselves, the owners of
the condo and the board of directors.
It is the duty of the condominium management (administradora de
condomínios) to maintain the property under his supervision and to keep a
record of the repair works that need to be done within a reasonable time. If
any site workers had to be hired, it also has to be done by the condo manager.
It is the duty of the condo manager to oversee what the workers are doing and
to make sure that the repair work is completed keeping the time schedule
provided in the plan.
If a new condominium is being constructed the condominium management
(administração de condomínios) oversees it and makes sure that the work is
running smoothly. If some minor changes of certain facilities are required, it
also becomes the duty of the condo manager to get it done.
Depending on the architecture of the project the involvement of the
condo manager becomes silly or vital. For example, if contractors are fixed for
carrying out the project, the role of the condo manager becomes supervisory
altogether. But in that case too, the main point of contact for the overseers
and contractors will be the condominium and property management (gestão de
condomínios e imóveis).
